A STRONG START TO DECEMBER
Happy December Team Ballas family. The snow has arrived along with the colder weather but that hasn’t stopped Team Ballas from completing some great deals. We have just sold 3 properties in Brighton (2 listings and 1 buyer) and we have listed several new properties in the Trenton area, including a newer townhome, an affordable renovated bungalow, as well as a couple of great single family homes in the West end.
Two of these properties already have seen offers with only a week on the market. Again, pricing properly is paramount. Despite Team Ballas having a great November for Real Estate, the market has seen a drop overall in sales, month over month and a marked increase in the “months of inventory” that we often talk about. Before anyone panics... slowdowns like this are very normal and typical for the time of the year as people change gears from “Home shopping” to “Christmas shopping”. I will speak further on the specific market statistics using the stat chart included in this newsletter.

As we approach the Holiday season we also give thanks for what we have and here at Team Ballas, we try to give back to the community. We just attended a Rotary charity fundraiser for the new Campbellford hospital plus we are donating some amazing gift baskets to the local radio stations in Belleville. With 3 great gift baskets that we call “A TASTE OF ITALY” and the gift basket provides everything needed to make an authentic Italian pasta meal from start to finish, including some dessert options.

MARKET INSIGHTS: NOVEMBER 2025
In regards to the sales for November 2025, please reference the chart provided herein. The cooler weather brings with it a drop in sales for the month. The amount varies by location but for November it ranged from 20% less sales in Quinte West all the way to 67% less sales in Prince Edward County. Belleville, Brighton and Stirling areas ranged in between these numbers.

The average sale prices were down slightly for all areas except Belleville and Stirling, but the changes were not significant in either direction and the overall average sale price for the year did not change by much. The months of inventory went up in almost every region, simply because the number of sales went down for the month, thereby increasing the “months of inventory”. Again, this is typical for the time of the year.
LOOKING AHEAD: RATES & OPPORTUNITIES
The Bank of Canada has another rate announcement scheduled for Wednesday, December 10th but analysts predict with certainty that the overnight rate will NOT go down again for a while. With 2 consecutive rate drops seen in September and October, the rates have levelled out, likely to stabilize the market. Buying a home in this market has proven to be a great opportunity, given the amount of inventory in many areas and the negotiating power Buyers seem to have in this market.
