• The Spring Equinox – arriving in the third week of March, when day and night are nearly equal worldwide

Toward the end of the month, Royal LePage will host its March Madness Open House Weekend on March 28–29, where brokerages across the region will showcase their newest listings. This event creates excellent exposure for sellers while giving buyers the opportunity to explore what the spring market has to offer.

MARKET REPORT: SOLD SUMMARY

Market Report | Sold Summary

February gave us the first real glimpse of how the 2026 market is shaping up as we move toward the busy spring season. Sales activity increased modestly month over month, with Belleville leading the way with a 30% increase in transactions compared to January.

What we’re seeing right now:

• Active listings have increased between 10% and 20% as inventory begins building toward spring

• Belleville is moving closer to a balanced market after stronger sales activity

• Buyers are beginning to get the “itch” to purchase, with more inquiries and showings

• Well-priced homes are starting to attract competing offers

• Some listings that sat through the fall are now successfully selling as confidence returns

• Early signs of power-of-sale properties are appearing as mortgage renewals approach

At Team Ballas, the month has already been active with six accepted offers so far, three of which have already gone firm.

While February statistics still reflect a buyer’s market in terms of months of inventory, the overall feeling across the market is shifting toward stability and renewed activity as we head into the spring real estate season.

With warmer weather, longer days, and increasing inventory, both buyers and sellers are starting to re-engage with the market.
