Huge news for new construction buyers and investors.

As of April 1, 2026, the Ontario government (with federal support) has introduced a temporary enhancement to the HST rebate.

What this means:

• Up to 13% HST effectively removed on qualifying new homes

• Applies to homes priced up to $1 million

• Maximum rebate of up to $130,000

Who qualifies:

• Not limited to first-time buyers

Includes:

• Primary residences

• Purpose-built rental properties

Important thresholds:

• $1M–$1.85M → rebate gradually reduced

• Above $1.85M → standard $24,000 rebate applies

Key timelines:

• Agreement must be signed before March 31, 2027

Construction must:

• Start by Dec 31, 2028

• Be completed by Dec 31, 2031

Market Report | Sold Summary

March brought a steady level of activity as the market continued to transition into the spring season. While inventory levels increased across most areas, sales remained consistent overall, with notable growth in Quinte West helping move conditions closer to a balanced market.

What we’re seeing right now:

• Active listings up 10%–25% across most areas

• Quinte West sales up 57% month-over-month

• Market conditions still slightly favour buyers

• Average sale prices dipped compared to February

• Overall market stability despite economic pressures

The market is showing signs of adjustment rather than decline, with steady activity and growing inventory setting the stage for a more active spring.

LOCAL EVENTS

April continues with a great mix of local events, live music, and community gatherings across Quinte West and the surrounding area. As the season picks up, there are more opportunities to get out and enjoy what’s happening locally.
