MARKET REPORT: SOLD SUMMARY

October’s sales and inventory levels across Belleville, Brighton, Prince Edward County, and Quinte West closely mirrored September’s figures, with average sale prices remaining steady.

✅ Interest Rate Drop:
The Bank of Canada lowered its policy rate from 2.5% to 2.25% on October 29 — the second consecutive cut — bringing the Prime lending rate down to 4.45%.

✅ Fixed Mortgage Advantage:
Fixed-rate mortgages are now available below 4%, significantly lower than the 10-year average of 5.9%, creating improved affordability for Buyers.

✅ Shift Toward Rentals:
An increasing number of Sellers with secondary properties are choosing to rent instead of sell, as rental demand rises due to economic uncertainty and inflation.

✅ Investment Opportunity:
With lower rates, motivated Sellers, and strong rental demand (single-family homes renting from mid-$2000s to mid-$3000s), now is a prime time to explore investment properties.
