March 2025 Market Update: A Shift Toward Balance
As predicted, the Stats for the month of March 2025 followed the typical trends as we approach the Spring market.
With the increase in the temperatures there is also an increase in numbers of active listings.
NUMBERS
Belleville and Prince Edward County are both up 20% in number of listings month over month.
Quinte West is up 26% in number of total of listings for the month of March, likely due to the influence of Military postings that have already started in this area.
Brighton’s number of listings stayed relatively the same, only increasing by 3.4% since last month where Stirling the opposite has happened, and the inventory has increased 75% since the month of February.
This is not unusual given the relatively small market of Stirling, compared to larger areas.
Spring has Sprung!
The Important Takeaway Is…
The push in the right direction towards a BALANCED MARKET in both Belleville and Quinte West, the highest population areas on this list.
We saw the “month of inventory” (absorption rate) improve from a slight BUYER’S market to more of a BALANCED market.
Yes, the number of listed homes went up, but the shift is due primarily to more homes being sold in that given month.
The average sale price for the month also went up in most areas, increasing the average sale price overall for the year.
